Wesley Chapel (33543, 33544, 33545) is 15-20 minutes east on SR-54 and worth including with lower bids if you have the capacity. Don't include Tampa proper; Dale Mabry south of Bearss is 30-45 minutes at rush hour and Tampa competitors will beat you on it anyway.

Land O' Lakes is cheaper than Tampa and slightly cheaper than Wesley Chapel, though the gap narrows every year:

Well and septic deserves its own line because a real share of 34639 households are on them and almost nobody else in the Bay is; that's a niche with less competition and higher-value jobs.
