Most local businesses in the county set up one campaign, draw a 25-mile radius around the office, and wonder why the results are inconsistent. Coastal vs inland San Diego ad targeting is the fix. The county is really three or four different markets that happen to share an area code, and ads that treat them the same waste money in all of them.

The line is roughly the 5 and the 805, then it gets complicated

The simple version: everything west of the 5 (and the 805 south of the merge) is coastal. Del Mar, Solana Beach, Encinitas, Carlsbad, Oceanside on the north side; La Jolla, Pacific Beach, Point Loma, Coronado, Imperial Beach in the middle and south. Everything east of the 15 is inland: Escondido, San Marcos, Poway, Santee, El Cajon, Lakeside, Ramona, Alpine. The band between the 5 and the 15 (Carmel Valley, UTC, Mira Mesa, Kearny Mesa, Rancho Peñasquitos, Chula Vista's east side) is transitional and behaves like whichever side it's closer to in income and climate.

Why it matters for ads: the coast and inland differ in temperature by 10 to 20 degrees in summer, in median home value by a factor of two or more, in housing age, in household size, in language, and in how far people will drive for a service. Each of those changes what you should bid, what you should say, and when.

Climate drives half the seasonal categories

June Gloom is real on the coast and mostly absent east of the 15. That means:

  • HVAC: Inland demand starts in May and runs hard through October. Coastal demand is muted; a lot of coastal homes don't even have AC, and the ones that do use it a few weeks a year. Bid up inland in summer, don't waste HVAC spend on 92014 in June.
  • Pool service: Inland pools get used from April to October. Coastal pools are fewer and colder. Poway, Rancho Bernardo, Escondido, and Chula Vista's east side are your pool markets.
  • Painting and roofing: Coastal exterior work waits for the gloom to lift (July onward) and stays busy through fall. Inland exterior work can start in March but slows in the July-August heat.
  • Landscaping and tree: Inland spikes before fire season (May, June) for defensible space. Coastal is steadier and skews toward design and irrigation.

If you run a single campaign county-wide, your bids are being averaged across two seasons that don't overlap.

Income and ticket size change what you can pay per click

Coastal CPCs are higher for nearly every category because more agencies target them and the average ticket is bigger. A roofer in Encinitas is bidding on $30,000 jobs; a roofer in Santee is bidding on $14,000 jobs. Both can be profitable, but not at the same CPC or the same cost per lead.

The practical move is separate campaigns or at least separate ad groups with different bids per geography. A common structure for a home-service company:

  1. Coastal North (92007, 92014, 92024, 92075, 92008-92011): highest bids, premium messaging, financing offers.
  2. Central coast (92037, 92109, 92106, 92118): similar to above.
  3. Inland North (92025-92029, 92064, 92069, 92078, 92081-92084, 92127, 92128): mid bids, value and speed messaging.
  4. East County (92019-92021, 92040, 92071, 91941, 91942, 91977): lower bids, price-forward messaging, expect smaller tickets and high loyalty.
  5. South Bay (91910-91915, 91950, 91932): mid bids, bilingual creative, Navy-family timing.

Housing age tells you what people are searching for

Coastal housing is a mix of very old (Olde Del Mar, Leucadia cottages, La Jolla's original neighborhoods) and very new (Pacific Highlands Ranch, One Paseo area). Inland North County is dominated by 1985 to 2010 tract construction. East County is largely 1950s to 1970s. South Bay east of the 805 is 2000s construction.

That shapes queries. "Repipe" and "panel upgrade" and "roof replacement" cluster in East County and old coastal. "Water heater replacement" and "AC replacement" cluster in 20-year-old tract homes along the 15 and 78 and in Eastlake. "ADU" queries are everywhere since the state loosened the rules, but the coastal ADU is a $300,000 backyard unit and the East County ADU is a garage conversion. Same keyword, different customer.

Drive time is the real radius

A 25-mile radius from Kearny Mesa covers Oceanside to Chula Vista on a map. At 4:30pm it covers about a third of that. Coastal residents will not drive inland for a service and inland residents rarely drive to the coast. A dentist in Carlsbad pulls from Carlsbad, Oceanside, Vista, and Encinitas; nobody comes from Poway. A dentist in Poway pulls from Poway, RB, and Ramona. Set your geography to where customers actually come from, which you can see in your booking data, and stop paying for clicks from ZIPs that never convert.

For service businesses that drive to the customer, the same logic applies in reverse: a Solana Beach plumber adding Escondido to the map gets a few extra leads and a worse ranking at home.

The messaging shift

Coastal ads that work lead with quality, licensing, and design. Inland ads that work lead with speed, price transparency, and availability. Bilingual creative matters in South Bay and the 78 corridor and barely registers in Rancho Santa Fe. Fire-season and defensible-space language lands in Poway, Ramona, Alpine, and Scripps Ranch and confuses people in Pacific Beach. Write for each.

Putting it together

Split your campaigns by geography before you split them by anything else. Set bids and budgets per region, shift budget with the seasons (inland HVAC in summer, coastal painting in fall, everything before PCS season in May), and write creative that reflects the neighborhood.
