Advertising to new Florida residents is one of the few real advantages a local business here has over the rest of the country. People keep arriving. They show up in Wesley Chapel, Riverview, Land O' Lakes, Apollo Beach, Parrish, and the new streets of Spring Hill with a U-Haul, no dentist, no pest control company, no idea which AC contractor to trust, and a house that needs everything. If you are the first credible name they see, you often get the customer for a decade.
Where they are landing
The growth is not evenly spread across Tampa Bay. The pattern most owners recognize:
- Pasco: Wesley Chapel along SR-56 and SR-54, Land O' Lakes, and the new builds pushing north on US-41 and out toward Zephyrhills.
- South Hillsborough: Riverview, Ruskin, Apollo Beach, Wimauma, Sun City Center on the retiree side.
- Manatee: Parrish and the east side of Lakewood Ranch.
- Hernando: Spring Hill and the county-line communities.
- Pinellas: Almost no new subdivisions, so the movers there are buying existing homes and condos in St. Pete, Largo, Dunedin, and Clearwater.
A big share of these households are coming from the Northeast and Midwest, plus a steady flow from South Florida, Puerto Rico, and Latin America. Many are bilingual or Spanish-first, especially in Brandon, Town 'n' Country, and parts of Riverview.
What they buy in the first 90 days
New residents spend on a predictable sequence. Movers and cleaners first. Then pest control (welcome to palmetto bugs), lawn service, a handyman, an AC tune-up because the previous owner ignored it, blinds and window treatments, pool service if the house has one, and a dentist, vet, and pediatrician. Within six months: an accountant who understands Florida homestead, an insurance agent, a roofer once they read their inspection report, and hurricane shutters before their first season.
If your business sits anywhere in that list, the mover audience is worth building a campaign around rather than hoping they find you.
How to reach them on Google
New residents search differently. They do not know neighborhood names yet, so they search "pest control near me" and "best dentist Wesley Chapel" rather than "pest control Meadow Pointe." They also search the name of their new ZIP code a lot. Build ad groups around the growth ZIPs (33543, 33544, 33545, 34638, 34639, 33578, 33579, 34221, 34609) and write ads that say "new to the area?" or "just moved in?" right in the headline. Those phrases get clicked by movers and ignored by everyone else, which is exactly what you want.
Location targeting should be by ZIP, not a big radius. A 20-mile circle from Brandon pays for clicks in downtown Tampa and half of Plant City. If radius targeting is new to you, the guide on radius targeting in Tampa Bay walks through the traps.
How to reach them on Facebook and Instagram
Meta removed most of the explicit "recently moved" targeting, so the honest approach is a combination: target the new-construction ZIPs, use interests around home improvement, real estate, and relocation, and let the creative do the filtering. A video of your tech explaining what a Florida AC actually goes through in August, aimed at people who have lived through zero Augusts, gets shared. A generic "we're the best" ad does not.
Real estate agents have a head start here, since they are literally talking to movers already; the guide on Facebook ads for real estate agents covers the buyer side.
The welcome-offer that works
Movers are comparing you against strangers. Reduce the risk. A "new homeowner AC inspection, $49" or "first pest treatment free with a 12-month plan" is not a discount for the sake of discounting; it is a low-stakes first transaction that converts a stranger into a customer you can keep. Put the offer on its own landing page, in English and Spanish where your market calls for it, with a phone number that rings.
Budget and timing
Move-in volume rises in late spring through August (school calendar), and retiree moves cluster in the fall and winter. A home services company might run a mover campaign at $800 to $2,000 a month in ad spend as a supplement to its core search campaign, weighted to those windows. Expect cost per lead a bit higher than your normal branded or emergency terms, but lifetime value much higher because you are landing the household, not one job.
Before spending, check that your site is ready to catch these people, since a mover judging you in five seconds is unforgiving. The free SEO & AI score will tell you if the basics are in place. The population growth is not going to stop soon; the only question is whether the new neighbors learn your name from you or from your competitor's yard sign.
